For Amour Homeowners
Every new Amour residential home is delivered with a 5-year structural warranty, 2-year coverage on plumbing, electrical, and HVAC systems, and a 12-month workmanship guarantee — meeting the Louisiana New Home Warranty Act. Keeping that warranty intact — and your home performing the way it was engineered to — depends on a small amount of regular maintenance. This page is the manual for both.
The seasonal checklist below is tailored for Louisiana homes — engineered around Acadiana’s humid summers, hurricane season, and occasional hard freezes. Print it for the garage wall, or check items off digitally here.
Your Warranty & Your Role
For new residential builds: foundations, framing, load-bearing systems, and major drainage are covered for five years from the certificate of occupancy. We document everything during construction, so claims are clean and fast. Commercial projects carry separate, contract-specific warranties.
For new residential builds: doors, trim, paint, tile, fixtures, and finish work — anything we built or installed — corrected within the first year, no questions asked. Your plumbing, electrical, and HVAC systems are covered for two full years. Submit requests through your warranty packet.
Routine maintenance from the checklist below. Most warranty issues we see are preventable: a clogged condensate line, a missed termite inspection, an unsealed deck. Stay on top of these, and your home stays on warranty.
The Homeowner Guidebook
Sixteen pages on caring for a slab-on-grade home in Acadiana — your foundation, drainage, cooling and humidity, termites, hurricane season, and a full year-round maintenance calendar. Delivered with every Amour home.
This checklist covers the maintenance items most important for homes built in Acadiana’s humid subtropical climate. Not all items will apply to every home — consult your specific warranty documents and appliance manuals for full details. Track digitally here, or print for the garage wall.

Decision Tree
Not every issue needs a contractor. Use this as a quick filter.
Foundation cracks wider than 1/8". Water intrusion at structural elements. Roof issues within warranty. Doors or windows that have shifted noticeably. Anything that feels structural — when in doubt, this is the call to make first.
HVAC service and condensate line clearing. Electrical work beyond replacing a fixture. Plumbing inside walls. Termite inspections and treatments. Chimney cleaning. Tankless water heater flushing. We’ll happily refer you to specialists we trust.
Filter changes. Smoke detector batteries. Gutter cleaning if you’re comfortable on a ladder. Sealing exterior wood. Caulking around tubs and windows. Routine landscaping that maintains the 6" termite-barrier separation from your exterior walls.
